Anyone around Springfield, MO that can help us with the general area

We are looking to migrate and have located the area around Springfield as a very good value proposition. We are looking for anyone around this area. We have some interest in Cabool, Mountain View, Buffalo and some other points north and east with good properties.

Anyone out there that can give us advice on the area, places to avoid in terms of planting ourselves, place we should look at?

Also - anyone that has the time to spare and a good camera that would like to be paid to go to some of these and actually check them out for us. Would involve us giving you FRN's or real money for your time.

Please PM, we are very interested in this area to plant a stake and really could use some help if any locals are here.

I don't live in Springfield (or Missouri) anymore, but I grew up in Branson, and lived in Ava until just a few years ago.

How close to Springfield do you need to be? Douglas, Ozark, Texas, Howell and Iron counties are your best values. I personally think Douglas and Ozark counties are the best places in Missouri to live.

Are you looking for raw land or an existing place?

Ava is a great little town, population somewhere around 4k, has a super, super bulk foods store, a feed mill, a nice lumber company, and lots of homesteaders.

I am local to the area....familure with all the towns you mentioned...fantastic area to live in and esp raise kids...born n raised this area

i am too busy to run around and view propertys but i can help you with overall information. i own propertys in several of the countys here and it makes a huge difference which county your in on taxes and building codes etc also the topography is very eclectic around here you can find almost any type of property you want

the area around here has so much to offer it would be important to think about what is important to you..IE...jobs(type)...schools...sorta rural...very rural....proximaty to entertainment (lakes).....etc

poor value countys would be (based on land costs and taxes and requlation)
(anything here would be way below Calif taxes)

Christian
Taney

If you want proximaty to Springfield its best to go northerly into webster/polk/dallas/ countys


as a general rule northerly of springfield the topography is less mountainous as you go south of springfield the terrain becomes low mountainous down into northern arkansas (the ozark mountains are nothing like rockies but make for some large hills n hollers)

Thanks all for responses. We were just scrubbing the nets looking for land and water and house and spring and well and pond and garden and bug out and cheap and low taxes and this was the only thing that came up.

But I run on. I will ping back some PM's later tonight, thanks for all the pM's and for the very useful posts from a couple. Right there is where we are looking in terms of those counties/areas. It seems to be the best value in the civilized part of Amerikuh right now.

I have family in Pleasant Hope, it's very nice from their POV, and the little time I've spent there.

Douglas and Ozark do not have building codes. I seriously doubt Texas or Howell do either.

Green, Webster, Christian... I believe they all have codes.

Mouse:

Google Maps Street View offers you the ability to use your computer to essentially drive around most neighborhoods now. Even many small remote towns are now on Google Maps. Take a virtual drive before you pay someone to take pictures.

High-speed internet connection is helpful for the best results.

Greene, Christian, Taney Building codes

pretty much none elsewhere except larger towns (in the immediate vicinity of Springfield)

Webster does NOT have building codes currently

there is a general state building code for public buildings

and DNR etc tries to control things like wells and septics etc.

Thanks for everyone's response. Still lookin for that right place. I checked out the link CJT posted, very handy. Lots of nice properties on that one. We're stressing right now, though, with selling the house we're in right now.

I have seen that sorta description on a clift face with a septic tank outlet at the top .....LOL.....

Sorry just having fun with a local there is some really beautiful country in that area perfect Bug Out country for sure

Booger county is Douglas county

LOL actually it isn't for sale, we bought it to retire on. It's a gorgeous piece, but probably wouldn't appeal to everyone. It's like a large bowl.. at the top for about 100 feet on all sides it's pretty steep... and once you walk down, you only see what you own. The very center of the land (about 10 acres) is flat, with a nice spring, and several wet weather creeks. It's totally private and we flipped over the piece.

However... we may never get to retire in this economy!
